Traditional Loan Programs

Conventional Loans

A conventional loan is the most widely used type of mortgage. When most people refer to a mortgage, they are typically thinking of a conventional loan. These loans usually apply to amounts under $806,500, which is the conforming loan limit for Maricopa County, set by Fannie Mae and Freddie Mac. Down payments can start as low as 3%, and the loan can be used for a primary residence, second home, or investment property.

FHA Loans

An FHA loan is a mortgage insured by the Federal Housing Administration (FHA). FHA insurance protects mortgage lenders, allowing them to offer loans with easier credit requirements and low-down payments. Although not a requirement, these loans are more popular with first time home buyers and lower-credit home buyers, thanks to their underwriting flexibility and low rates. Typically, your down payment can be as low as 3.5% on an FHA loan. Currently, the FHA Max loan limit in Maricopa County, Arizona is $546,250 for a single family 1 unit home.

VA Loans

A VA loan is guaranteed by the United States Department of Veterans Affairs (VA) and is designed for American veterans including U.S. military, reservists and select surviving spouses. This loan program can be used to purchase single-family homes, condominiums, multi-unit properties, manufactured homes and new construction. VA Home Loans are provided by private lenders, such as banks and mortgage companies. Typically, there is no down payment requirement, no private mortgage insurance (PMI) and the interest rates are very low.

USDA Loans

A USDA home loan is a zero down payment mortgage available for certain rural and suburban homebuyers. They are issued through the USDA Rural Development Housing Program by the Unites States Department of Agriculture. A USDA home loan is often the best choice for borrowers who meet the U.S. Department of Agriculture's guidelines. With no down payment requirement, USDA mortgages are often less expensive than FHA loans, both upfront and in the long run. Despite the name, many urban areas qualify for USDA financing as well.

Reverse Mortgages

A reverse mortgage loan allows homeowners sixty-two years of age and older to access the equity in their homes without the requirement of regular monthly mortgage payments. The Equity pay out can be received as a one-time lump sum, monthly installments for a set period of time for as long as the borrower lives in the home, or as a line of credit that can be accessed as needed. The homeowner does not need to repay the loan in part or in full until he or she is no longer living in the home as a primary residence.

Down Payment Assistance

Down Payment Assistance Programs are available for certain first-time home buyers. Programs can vary by state and/or county, but many offer down payment grants or loans to help with down payment and closing costs related to their mortgage. In most cases, income restrictions along with geographic locations apply. Typically, there are no down payment requirements and offer flexible underwriting guidelines for the buyer.

Jumbo Loans

Jumbo loans are for those borrowers with higher loan amounts. Generally speaking, jumbo loans are over $$806,500, which is the 2024 Maricopa County conforming loan limit set by Fannie Mae and Freddie Mac. Jumbo loans can be seen by lenders as a slightly riskier product so documentation requirements may be stricter. Jumbo loans typically require larger down payments, but do not have any mortgage insurance requirements.

Hard money loans are often used for real estate investments, such as fix-and-flip projects, but can also be used for a primary residence and 2nd home.

Commercial

Commercial loans are used to purchase or refinance business properties, such as office buildings, retail centers, or industrial sites. These loans are typically based on the value of the property and the business's financials, rather than the borrower's personal credit. Commercial loans usually have higher loan amounts, shorter terms, and may require a larger down payment compared to residential loans.

Multifamily

Multifamily loans are financing options designed for the purchase or refinancing of residential properties with multiple units, such as duplexes, apartment buildings, or condos. These loans are typically used by investors or property owners looking to generate rental income. The loan terms and approval process are based on factors like the property's income potential, the borrower's creditworthiness, and the overall market value.
